If You Buy A "Drop Ship" Modular Home From One Of Our Competitors:

Before Delivery:

o Obtain all construction permits
o Prepare lot for construction
o Excavate & construct foundation
o Damp proof foundation
o Backfill foundation & rough grade lot
o Prepare lot for delivery of modular units
o Provide & install sill plate material
o Provide lally columns
o Inspect units for damage & shortages

After Delivery:

o Apply wind barrier and ship loose sheathing
o Adjust exterior doors
o Apply exterior siding & trim
o Construct exterior staircases
o Install & repair sheetrock and tape
o Install all "ship loose" interior trim
o Construct basement staircases
o Install handrails
o Install doors in marriage walls
o Adjust interior doors as required
o Provide prime & finish painting as applicable
o Seam carpets & install staircase carpet
o Provide & install appliances as applicable
o Insulate basement ceilings as code required
o Insulate plumbing supply lines as code required
o Install water & sewer lines from street to house
o Complete waste & water line connections
o Provide & Install heating system
o Connect CATV & phone lines between units
o Install electric system from street to meter socket
o Complete all electrical connections
o Connect electric leads to service panel
o Provide & install gutters
o Provide & install storm/screen doors
o Construct driveway & walkway
o Landscaping
o Construct decks, porches & garage
o Dispose of all construction set debris
o Obtain all inspections for code compliance
o Obtain occupancy permits
